On Isla Margarita it is real, and the reasons are straightforward: Venezuela's long economic crisis pushed many owners to sell, the buyer pool is small because international financing is essentially unavailable, and every transaction is cash-based. Prices reflect that thin market, not hidden defects in the individual house.
The flip side: this is not a market for a quick flip. You buy here because the island offers genuine Caribbean living at a fraction of the cost of Aruba or Curaçao — and you should plan to hold.
What Does Owning Cost Per Year?
- Property tax: municipal rates are low by international standards — typically a few hundred dollars per year, verified per municipality.
- Utilities: electricity and water are inexpensive, but many houses run backup systems (water tanks, generators) that need maintenance.
- Caretaker or management: if you are not on the island year-round, budget for a local caretaker — commonly $100–300 per month.
- Upkeep: sun, salt air, and humidity are hard on roofs, AC units, and paint. A realistic maintenance reserve is 1–2% of the purchase price per year.
